EXECUTIVE SUMMARY
The developers with Cross Creek West have submitted an update to the Cross Creek West Master sign plan which includes the addition of 3 new perimeter signs and 6 marketing signs. The perimeter signs are approximately 7’ x 8’ and are proposed along FM 359 at the South and North of the main entrance into the Southern portion of Cross Creek West. Currently the master sign plan includes 6 8’ x 8’ marketing signs which were approved by the City on 9.20.22. The applicant would like to replace these 8’ x 8’ signs with 8’ x 12’ marketing signs. 3 of the 6 signs will be placed along FM 359 adjacent to the Northern Cross Creek West tract and the remaining 3 will be placed along Woods Rd of the same tract of land. The reasoning for wanting to increase the size of the marketing size is due to multiple reasons such as the large setback from the road, high vegetation, and an average speed limit of 45 mph on Woods Rd.
RECOMMENDATION The update to the Master Sign Plan was presented to the Planning and Zoning Commission on 08.02.24. Johnson Development was originally seeking to install 6 - 10' x 20' marketing signs along FM 359 as well as Woods Road. The Planning and Zoning Commission made the recommendation to approve the 3 additional 7' x 8' perimeter signs as proposed in addition to the marketing signs, but at a size of 8' x 12' with a total sign height of 13 feet. Staff recommends that the City Council approve the update to the Cross Creek West Master Sign Plan as recommended by the Planning and Zoning Commission.
